OPERATORS


Pre-Design


  1.     Preparation of detailed briefing documentation and space requirements

  2.     Preparation and development of brand identity and scope for integration with the building.

  3.     Assess suitability of contractors proposals and compatibility.


Design Phase


  1.     Review developer/ contractors proposals and identify potential operational or long term technical issues

  2.     Act as point of contact/ design team liaison

  3.     Advise on the integration of client supplied FF&E


Construction & Completion


  1.     Undertake regular site inspections to review quality of workmanship, compliance with design and identify any issues that may present an operational or long term maintenance issue.

  2.     Assist with the co-ordination of client supplied items and FF&E


Building Management


  1.     Carry out regular utility reviews with management team to establish where energy use could be reduced.

  2.     Establish programme of capital works to improve energy performance of the building.

  3.     Develop and implement 5 or 10 year programme for capital improvements/ refurbishment work.

  4.     Carry out regular inspections to identify potential design enhancements or adherence to brand standards.

  5.     Programme refurbishment work to minimise loss of revenue.
