OPERATORS

Pre-Design

1. •    Preparation of detailed briefing documentation and space requirements
   

2. •    Preparation and development of brand identity and scope for integration with the building.
   

3. •    Assess suitability of contractors proposals and compatibility.
   

Design Phase

1. •    Review developer/ contractors proposals and identify potential operational or long term technical issues
   

2. •    Act as point of contact/ design team liaison
   

3. •    Advise on the integration of client supplied FF&E
   

Construction & Completion

1. •    Undertake regular site inspections to review quality of workmanship, compliance with design and identify any issues that may present an operational or long term maintenance issue.
   

2. •    Assist with the co-ordination of client supplied items and FF&E
   

Building Management

1. •    Carry out regular utility reviews with management team to establish where energy use could be reduced.
   

2. •    Establish programme of capital works to improve energy performance of the building.
   

3. •    Develop and implement 5 or 10 year programme for capital improvements/ refurbishment work.
   

4. •    Carry out regular inspections to identify potential design enhancements or adherence to brand standards.
   

5. •    Programme refurbishment work to minimise loss of revenue.
