ISA Hotel Services has worked with the hotel management team to produce a structured 10 year capital expenditure programme that takes into account major refurbishment projects such as bedroom and bathroom upgrades, public area upgrades and replacement of capital plant and equipment. This process has allowed the hotel to make allowances in its long term budget and plan for the reduction in revenue that refurbishment work inevitable causes.
ISA Hotel Services has focussed extensively on reducing the hotels utility consumption as part of a larger group wide sustainability programme and integrating this with the long term capital expenditure programme. ISA Hotel Services prepared a range of proposed enhancements to the building ranging from low cost, low disruption changes such as replacing bedroom LV lamps with LED fittings or fitting restrictors to taps, through to high capital cost, high disruption options such as installing CHP plant. These are constantly assessed against energy costs to determine when some of these technologies should be implemented and against the capital expenditure programme to determine the most cost effective time to implement these.
ISA Hotel Services worked with the management team to conserve energy use through more vigilant basic management procedures such as ensuring lighting control systems are adjusted for summer and winter profiles, doors are kept closed and plant is regularly serviced to ensure it is running at optimal performance. At ISA Hotel Services suggestion, sub metering was installed throughout the building to continuously monitor energy consumption in different areas of the hotel to fine tune future conservation measures.
