Apex City Hotel, Edinburgh
The hotel was a redevelopment of an existing 1970’s office building in the centre of Edinburgh. The original developer had obtained outline planning consent for the site to convert the building to a 122 bedroom hotel.
ISA Hotel Services reviewed the proposals and quickly determined they were inadequate for the clients 4 star aspiration for the building; the bedrooms were too small to meet AA criteria, there was no consideration of servicing the building, linen storage, cellar space , staff or back office facilities. The hotel as designed by the developers architects would be inoperable.
ISA Hotel Services in conjunction with Ian Springford Architects prepared revised proposals which allowed the client to properly appraise the development potential of the building. [company name] established that by partially removing the internal face of the building and extending the width of the building by only 2m the layout of the rooms could be reorganised, increasing the size and quality of bedrooms and achieving 119 rooms. [company name] also identified other areas where plant could be relocated and the building could be extended to create additional floor area for income generating space such as a restaurant, bar and meeting rooms.
